Our Photos aren’t overdone. They are not overly edited. Our primary goal is to make them as real as possible.
We have found that when photography is too perfect, the buyers perception of value is altered when they come to view the property.

Some of our properties get 35+ photos some only get 15-20. We base this on what we feel will get you the most amount of showings. MOST buying decisions happen in the house, so it is crucial that the photos leave them wanting more.

Our Open houses aren’t your typical open houses. Our’s generate traffic. Here is why:

200 Personal Neighborhood Visits

Yes, you read that right… Here is what we know. The buyer for your home more than likely already knows someone that lives in the neighborhood. Two days before our mega open house, we’ll personally visit 200+ homes in your neighborhood, inviting them to the viewing. Your professional Printed Collateral will be left with them even if they are not home.

Direct Phone Marketing

Similar to the personal visits, we also call and proactively prospect for your next buyer. Our agents will call the neighborhood, our database, and all other lead sources we identify that may have interest in your home.

Reverse Prospecting

Our Multiple Listing Service platform (which is one of the best in the country) has features that very few agents take advantage of, reverse prospecting. We actually have the ability to see which agents are conducting searches for homes that meet your criteria. We call these agents first.

The next step involves us researching every homes that sold in the last 6 months with multiple offers in your neighborhood. We’ll call those agents and ask for the contact information of the other agent that wrote an offer. Often times, your buyer may already be waiting for your home to hit the market…

All of our real estate signs have trackable phone numbers on them. When a prospective buyer calls our sign:

Another benefit you get in working with a Coldwell Banker agent is that we are able to populate your listing on all these websites before it launches on our Multiple Listing Service. What does that mean? All the inquiries for the first seven days come directly to us. This allows us to build an “interest list” before the listing goes live…

Video to Enhance Search Results

We all know that video is one of the most used mediums to research. Consumers watch video to learn about products, to see areas and to even get a good idea of what the neighborhood looks like when then are researching homes abroad.

We’ll take every picture of your home and create a video so that youtube picks up your home adding additional exposure that the Multiple Listing Service won’t reach.

The Process

All of this happens on purpose. Here is our schedule to execute this…

Pre-Marketing / The Appointment

Step 1 – Is the home a good fit for our marketing?

We’ll spend some time and analyze weather we are even the right team to sell your home. We operate from a sales process, nothing happens on accident… Once we feel we can sell your home, we meet and go over YOUR goals, desires and objectives.

Step 2 – The Meeting

Together, we meet. This typically works best in your home. We’ll spend time walking through the home and give you guidance on anything that we would recommend changing based on today’s market conditions.

In this meeting, we’ll cover:

  1. Questions about the marketing you have reviewed.
  2. A positioning and pricing strategy
  3. Our Launch strategy
  4. Commission
  5. How and When to proceed

The first week is all about stirring the interest and building the buyer list. We’ll commit to the exposure piece outlined next to this to encourage as many pre-approved showings as possible. Although we will accept offers as they come in, our goal is to get as many people through the house at the same time to breed competition.

The First 7 Days

Day 1: Photography is completed and uploaded
Day 1: Listing goes live on AmayaRealEstateGroup.com
Day 1: Google Display and Facebook PPC Ads start and continue through the Open House date
Day 2: Listing Goes live on our Exclusive CRMLS site pushing to all syndicated sites, including Zillow, Trulia and REALTOR.com
Day 3: Google Retargeting Starts based on visits to our sites
Day 4: Facebook Coming Soon Ads are launched to your specific zip code
Day 7: Facebook Ads inviting them to the open house starts
Days 7: Check in call with sellers to discuss progress

The second week is where the traditional public such as Agents and Brokers really get exposure. This whole week, we’ll guide them to setting up showings on the coming up Saturday (the day of the open house). We will have multiple lines of communication going to build the showings for the upcoming weekend.

Days 8-14

Day 8: Listing goes live on The California Regional Multiple Listing Service
Day 9: Reverse Prospecting in the MLS begins
Day 11: 100 Personal Invites Delivered
Day 12: 100 Personal Invites Delivered
Day 14: Showings Begin
Day 14: Mega Open house Completed
Day 14: Offers due
Day 15: Check in call with sellers to discuss progress

Our Fee Structure

Our commission is simple. We charge 6% of the gross sales price. We split this 6% 50/50 with the buyer broker (assuming there is one) 3% to us and 3% to them.

If there is no other buyer broker, meaning we represent the buyer and seller, the entire commission stays with Coldwell Banker Town & Country.

We are often asked if we will negotiate our fee. The short answer is no. Here’s why… Our marketing works. I know that executed properly, we generate more inquiries and showings and ultimately a higher price than if we just listed it for sale and hoped for a buyer.

Negotiating our commission limits our ability to get you this exposure and consequently, the higher sales price. We know it works, and in the end, you’re the party that reaps these benefits.
